In August 2026 the developer opened the Central Water Residences phase there with launch prices from EGP 5.9M for a one-bedroom, 5% down and 10 years to pay. This guide covers what the developer’s own material says about the project, current prices per unit type, the real quarterly instalment, and our honest view on who it suits.

Where exactly is it?

The 6th Settlement, in the zone between South 90th Street, the Middle Ring Road and the Ain Sokhna Road, with the New Administrative Capital to the east. In practice it’s New Cairo’s eastern extension: closer to the Capital, quieter than the heart of the 5th Settlement, and ten-plus minutes further from AUC. That location is the entire reason it prices below Hyde Park New Cairo.

Every unit overlooks the park or landscaping. There are no units facing an internal street, because there is no internal street between the buildings.

What you’d actually pay

Take the two-bedroom at 8.9M:

  • Down payment: 445,000 at contract.
  • Instalment: roughly 211,000 every quarter (2.375% of price) for 10 years.
  • Maintenance: not included, set at contract.

If you can put aside about 70,000 a month, the quarterly instalment is comfortable. If not, the one-bedroom at 5.9M (about 140,000 per quarter) is the realistic option.

The gap between launch and open inventory on a one-bedroom is 530,000. That’s the price of getting keys a year or more sooner. Worth it? Depends on whether you’re paying rent now. At 25,000 a month, an extra year of waiting costs you 300,000, and the gap gets narrow.

Our honest take: who is Hyde Park Central for?

It fits if:

  • You want a New Cairo apartment with a small down payment and a manageable instalment, and you don’t need to move in for 3 to 4 years.
  • You have young children. The car-free park is a genuine differentiator most New Cairo compounds can’t offer, and you’ll feel it every day, not just on signing day.
  • You’re after a garden or rooftop duplex under EGP 15M inside a major developer’s project. That category has all but vanished from New Cairo.

Think twice if:

  • You want to move in within a year or two. Parkway or Greens at Hyde Park New Cairo deliver sooner, at a higher price.
  • You’re planning the one-bedroom as a family home; 63 m² is an investment or single-person unit.
  • Your life revolves around AUC and 90th Street. Central is further east, and you’ll notice it on the daily drive.
